The long abandoned Radetzky-barrack will be renovated and transformed into a hotel and office building over the next two years. The two functions in the building complex will complement each other: thanks to the proximity of the hotel, the office renters will be offered such premium services that are solely unique among office buildings in Budapest.
Special gastronomical experiences, rooms for rent, conference and meeting rooms, and premium services from a fitness center to a grocery store – office renters will be able to enjoy a great number of advantages due to the fact that a hotel will be operating in the building complex.
The building complex opening its doors in 2023, is designed based on the “mixed-used” concept, which will help maximize work-life balance: for the guests of the hotel, it will offer a wide range of business opportunities while for office renters, the building will provide the co-called “one-step-shop” concept, meaning that they can run errands at the same place from work to grocery shopping to fun activities.

The original façade of the formerly Radetzky-barrack will be kept as it is, which will further increase the building’s uniqueness. The building will also meet the expectations of the 21th century”, says Miklós Biró, property development project manager of the Bem square project.
Tradition and modernity
Three aspects have been highlighted by the principal and designers during the design phase. First of all, the harmony of the overall look: the both traditional and modern characteristics of the building need to create a unified appearance while also clearly distinguishing the different functionalities. Therefore, the hotel’s elegance will be ensured by a specific structure: it pays its tribute to the past while also presenting a vision for the modern investments of the 21th century.
The second important aspect is to maximize the opportunities of the unique “mixed-use” concept. Thanks to the advantages of the hotel-office building functions, the category A offices can be flexibly designed, offering such functions to the renters of the office that clearly makes the Bem square building stand out from other modern office buildings in Budapest. Certain physically and functionally integrated services – such as the restaurant, bar, café, public space, rooftop sky bar, services of the different office renters and envisaged fitness center – will be available for both office renters and guests of the hotel.
Miklós Biró adds: the third aspect was to leverage the urban advantages of the project. This will be ensured by the different services and activities built upon each other: the building can be used all day, bringing life to the area of Bem square. For the hotel, we are planning to use the “open-house” concept, which means that the restaurant and bar of the hotel will be open for locals, tourists and gastronomy lovers as well, improving the overall experience of the guests of the hotel.
